A commercial loss where the building

The loss
A fire forced a local business to close its doors. The carrier's opening position centered on repairing the building. For the owner, the building was never the biggest part of what the fire took.
The first pass
- Repairing the building.
The full claim
- The building.
- The equipment and inventory.
- The income lost while closed.
- The cost of operating another way.
What we did
We reconstructed the financial picture the building-only estimate had ignored, documenting the income lost during the closure and the extra expense of keeping the business partly running, alongside the equipment and property. Then we presented the loss as a whole.
The outcome
The settlement reflected the operating losses and the property together, so the owner recovered for the closure, not just the walls that had to be rebuilt.
The walls were the easy part to price. The months we couldn't open were the part that would have sunk us.
