The building had already settled for $28,399. We reopened it.

The loss
A fire damaged a Roseville business in February 2025. By the time the owner called us in May, the insurance company had already settled the building at $28,399 replacement cost.
The first pass
- $28,399 replacement cost for the building ($24,158 actual cash value).
The full claim
- Environmental testing of the smoke and soot.
- A full, itemized repair estimate.
- Appraisal.
- $104,246 replacement cost for the building.
- Business personal property paid to its $12,000 limit.
- Pack-out paid separately under the building coverage.
What we did
A settled claim isn’t always a finished one. We had the building tested by an environmental lab, which showed how far the fire’s residue had actually reached. We measured it with DocuSketch, photographed it, inventoried the business property, and wrote a repair estimate built from the test results rather than from what the damage looked like.
With that in hand, the claim went to appraisal.
The outcome
The claim settled about nine months after we were engaged. The building came in at $104,246 replacement cost, and the business property was paid to its policy limit. The last $12,211 of replacement cost is still to be paid.
Identifying details are limited to protect client privacy. Figures are the insurance company's documented position and the final settlement on that claim. Every claim is different, and past results don't predict the outcome of any future claim.
