An offer of $11,630 on a commercial water loss that settled at $113,600.

The loss
Water damaged a commercial office in Royal Oak. The insurance company's offer was $11,630 to repair it.
The business was still running. Staff were working at desks propped on temporary supports, over a floor stripped back to the concrete.
The first pass
- An offer of $11,630.
- A scope that stopped at what was obvious.
The full claim
- The full reach of the water, measured.
- Damaged materials identified by lab report.
- Every line itemised and defensible.
- A final replacement cost of $113,600.
What we did
We measured the interior with DocuSketch and sent damaged materials for ITEL lab analysis, which establishes what a material actually is and what it costs to replace, rather than leaving that to a description in someone else's estimate.
Then we presented an itemised estimate. Most of the gap on a commercial water claim is not a disagreement about price. It is a disagreement about what belongs in the scope at all, and an itemised estimate is how that gets settled line by line.
The outcome
The claim settled about three months after we were engaged, on a scope that covered the building rather than a fraction of it.
Identifying details are limited to protect client privacy. Figures are the insurance company's documented position and the final settlement on that claim. Every claim is different, and past results don't predict the outcome of any future claim.
