Public adjusters in Berkley and Huntington Woods, Michigan.
Nearly eight in ten Berkley homes and close to nine in ten in Huntington Woods were built before 1960, and on July 3, 2026 the National Weather Service logged large trees down across Berkley, some on homes. Older roofs under mature trees, and Huntington Woods homes near $474,000 at the median, cost more to put right.
AdjustFair works only for the policyholder, from our Ferndale office, two to four miles away. We read the policy, document the full loss, price the repair the way a contractor would have to build it, and put that number in front of the insurance company with the proof behind it.
Where claims here get underpaid.
Most serious claims in Berkley and Huntington Woods fall into three groups, and each has a familiar way of coming up short.
- Trees through the roof. The National Weather Service reported numerous large trees down across Berkley on July 3, 2026, some on homes, and in June 2024 a tree came through a Berkley roof into the living room below. The insurance company often pays for the roof and the ceiling where the tree came in and declines to open the rooms around it. Cracked rafters, racked walls and split plaster tend to sit just past the point of impact, and they belong in the estimate.
- Fire that reaches the attic. In February 2026 a fire ran up the back of a Berkley home on Oakshire to the roofline, and in May a fire on Prairie got into the attic and left the house unlivable for a while. Once fire and smoke reach older roof framing, an estimate that cleans and paints the room of origin misses the insulation, the framing and the smoke that traveled through the ceilings.
- Burst pipes and overflows in finished homes. Huntington Woods homes carry a median value near $474,000, and a 1929 Tudor near the Detroit Zoo listed in 2025 for $1.075 million. A split supply line or an upstairs tub or sink that overflows is sudden water that started in the house, and so is water that comes up a floor drain because the home's own drain line collapsed: that is a fill-up that usually gets the full policy, not the lower limit on a back-up from an overrun city sewer, and a plumber's written cause usually decides it. The shortfall comes from finishes priced as builder grade and bathrooms written in a few lines instead of the fifteen it takes.

Called two days after the fire, and it never needed appraisal.
A kitchen grease fire put smoke through the house. We were engaged two days after the loss, and the scope was settled by negotiation without appraisal.
Questions we get here.
A tree from next door fell on my Berkley house. Whose insurance pays?
Usually yours. A homeowners policy generally covers a tree that hits your house, wherever it grew, along with the damage it caused inside, though removal of the tree itself is often limited and the details depend on the policy. Photograph the tree, the roof and the rooms below before anything is moved, and keep every tarping and emergency invoice.
Do you handle larger and older Huntington Woods homes?
Yes. In a higher-value house the money is in what was built: plaster, hardwood, custom cabinets, stone and millwork. Those often get written up as their cheapest equivalents. We document brand, material and dimensions, gather remodel invoices and listing photos, and price the repair the way a contractor would have to build it.
How long does it take someone to reach Berkley or Huntington Woods?
Not long. Huntington Woods is about two miles from our Ferndale office and Berkley about four, both a short drive west of Woodward. Call the number on this page and you will reach someone who can tell you what to do before cleanup starts, and when an adjuster can walk the property with you.
