Public adjusters in Oak Park, Michigan.
Nearly half of Oak Park's homes went up in the 1950s, when the city grew from about 5,000 people to more than 36,000. In the July 3, 2026 storms an uprooted tree split one Oak Park house in half. Roofs, framing and plumbing of that age decide what a loss here costs.
AdjustFair works only for the policyholder, from our office in Ferndale, a short drive east on Nine Mile. We read the policy, document the full loss, price the repair the way a contractor would have to build it, and put that number in front of the insurance company with the proof behind it.
Where claims here get underpaid.
Three kinds of loss account for most serious Oak Park claims, and each is underpaid in a predictable place.
- Trees through the roof. The July 3, 2026 storms brought 60 to 70 mph gusts across Metro Detroit, and in Oak Park an uprooted tree split a family's house in half. When a tree comes through a 1950s roof, the insurance company tends to price the roof and the room it entered and leave the rest of the structure unopened. Shifted walls, cracked rafters and broken plumbing elsewhere in the house belong in the estimate too.
- House and building fires. In October 2023 a fire that started in a carport on Sloman spread through the house and left it a complete loss, and in May 2019 a fire on Northend near Coolidge collapsed the roof of at least one commercial building and damaged a gym a few doors down. On a total loss the gap usually sits in the contents, which owners are left to list from memory, and on commercial strips it sits in the neighboring units that took smoke and water.
- Burst pipes and overflows in 1950s houses. With a median year built of 1958, much of Oak Park's housing is now close to seventy years old, so one split supply line or an upstairs toilet that overflows can soak two levels. Water that comes up a basement floor drain because the home's own aging drain line broke is a fill-up, sudden water that started in the house and usually gets the full policy, not a back-up from an overrun city sewer with its lower limit, and a plumber's written cause usually settles the difference. Drying logs, photos and moisture readings from the first week decide much of what gets paid.

A first offer of $1,872 on a fire that settled at $163,282.
An electrical fire that started in the stairway wiring. We scanned the property room by room and brought the mitigation and vendor costs into the claim.
Questions we get here.
My Oak Park house is from the 1950s. Why does the estimate look so thin?
Usually because of the line items, not the prices. A water or fire estimate on a house this age often leaves out the plaster in older rooms, the hardwood under the carpet, and the electrical and plumbing that has to be disconnected and reset. A bathroom can take fifteen lines to rebuild properly. We document the house as it is and price every one.
A tree came down on my Oak Park house in a storm. What should I do first?
Get everyone out safely and call the utility if lines are down. Then photograph the tree, the roof, the attic and every room below before the tree is removed, and keep every invoice for tarping and emergency work. Report the claim promptly, and do not sign off on a roof and ceiling estimate until the framing has been inspected.
