Public adjusters in Flint Township, Michigan.
Flint Township is home to the 1.27 million square foot Genesee Valley Center at Linden and Miller roads, with neighborhoods around it at a $158,600 median home value. Stores, apartments and houses are rebuilt differently, and a claim here has to price the building that actually took the damage.
AdjustFair works only for the policyholder, from our office on Flushing Road, about two miles from the middle of the township. We read the policy, document the full loss, price the repair the way a contractor would have to build it, and put that number in front of the insurance company with the proof behind it.
Where claims here get underpaid.
Flint Township claims split between commercial property and homes, and three kinds of loss come up most.
- Fire in commercial buildings. On February 28, 2022 a fire brought down the Long John Silver's building and closed Linden Road between Miller and Bristol, and in April 2024 a building on Beecher Road was declared a total loss after a fire. On a commercial loss the insurance company's estimate often prices what could be patched rather than what has to come down, and the gap between repair and rebuild is where the claim is won or lost.
- Apartment fires that cross units. At Sunridge Apartments in April 2024, fire ran through a third floor and into the attic, two buildings took major damage and 15 occupied units were destroyed. Smoke and fire hose water reach units well away from where it started, so an owner's claim that counts only the burned apartments leaves much of the building unpaid.
- Burst pipes after a hard freeze. In late January 2019 Flint, which the township wraps around on its southwest side, spent 36 hours below zero, according to the National Weather Service. A supply line that splits inside a wall or ceiling during a stretch like that can soak finished rooms and the floors under them before anyone notices, and an upstairs tub, toilet or sink that overflows does the same through the ceiling below. Those rooms have to be opened, dried and measured before the rebuild is priced, or the wet framing and insulation never make it into the estimate.

Questions we get here.
Do you handle commercial claims on Miller, Linden and Beecher roads?
Yes. Retail buildings, restaurants, offices and apartment complexes line those roads, and their claims are usually larger and more technical than a house. We read the commercial policy, document the building, its roof and its mechanical systems, and price the work the way a commercial contractor would have to do it.
How do I show a burst pipe in my Flint Township property was sudden and not a slow leak?
Have the plumber write down what failed and why, and keep the split pipe or fitting. Photograph the break, the water lines on the walls and every wet room before cleanup, and ask the drying company for its daily moisture readings. Insurance companies often argue long-term leakage or wear, and that record from the first week is what answers it.
