Public adjusters in Hamtramck, Michigan.
Hamtramck fits about 13,000 people into each of its two square miles, and more than six in ten of its homes were built before 1940. In March 2022 a fire on Prescott Street destroyed one house and damaged the two beside it, six to eight feet away. Old houses built close together change how far a loss reaches.
AdjustFair works only for the policyholder, from our Ferndale office, about 6 miles northwest of Hamtramck. We read the policy, document the full loss, price the repair the way a contractor would have to build it, and put that number in front of the insurance company with the proof behind it.
Where claims here get underpaid.
Three kinds of loss drive most serious Hamtramck claims, and each one tends to come in short for its own reason.
- Fire that reaches the house next door. On Prescott Street in March 2022 wind pushed a fire from one house into two neighbors, and a fire captain noted that Hamtramck is an older community where the houses are built close. A house that never caught can still take heat damage to siding, windows and roofing and smoke through the attic and walls, so its estimate needs the same care as the one that burned. AdjustFair has handled fire claims in Hamtramck, and in an older house the first offer can miss much of what the fire and the firefight touched.
- Sewer back-ups in the basement. In the June 25, 2021 rain many Hamtramck households reported water backing up into their basements, and in June 2024 FEMA awarded the city nearly $10 million for larger sewers because residents so often get water in their basements from a system that is too small. Water pushed up the floor drain by an overrun city sewer is usually paid only up to the policy's back-up limit, while water from the home's own broken line is a fill-up that started inside and usually gets the full policy. The plumber's written cause, and photos of the water line and of everything that went out to the alley, decide much of that claim.
- Burst pipes and overflows in two-family homes. About one Hamtramck home in five is in a two-unit building, and the median home here was built in 1938. When a supply line splits in the upper flat, or a tub or toilet overflows, the water runs down into the unit below, and two households, often an owner and a tenant, each have damage and belongings to document. Older finishes and original trim get priced as stock materials unless someone records what the house actually has.

A first offer of $1,872 on a fire that settled at $163,282.
An electrical fire that started in the stairway wiring. We scanned the property room by room and brought the mitigation and vendor costs into the claim.
Questions we get here.
A fire next door damaged my Hamtramck house. Whose insurance pays?
Usually your own policy, for your own house, wherever the fire started. Houses here sit close together, and on Prescott Street in 2022 the neighboring homes were only six to eight feet from the one that burned. Heat can warp siding and crack windows, and smoke gets inside, so photograph every side of the house and do not let anything be cleaned or thrown out until it is documented.
I own a two-family flat in Hamtramck. Who pays for my tenant's things after a pipe bursts?
Usually the tenant's own renters policy, if they have one. Your policy generally covers the building, your own belongings and, depending on its terms, lost rent while the unit cannot be lived in. Document both units the same day, keep the plumber's written cause, and give your tenant copies of the photos so their claim and yours tell the same story.
