Public adjusters in Redford, Michigan.
Redford grew from about 19,000 people in 1950 to more than 71,000 by 1960, and half its homes date from that decade, block after block of brick ranches and bungalows. Basements, original plumbing and seventy-year-old framing all shape what a sewer back-up or a tree on the roof costs to put right.
AdjustFair works only for the policyholder, from our Ferndale office, about 9 miles northeast of Redford. We read the policy, document the full loss, price the repair the way a contractor would have to build it, and put that number in front of the insurance company with the proof behind it.
Where claims here get underpaid.
Three kinds of loss account for most serious Redford claims, and each one has a predictable place where it comes up short.
- Sewer back-ups into basements. Redford's sewer system includes combined sewers, with nine combined sewer overflows and a retention basin at Puritan and Lola, and in 2025 the township built a rain garden partly to cut the chance of sewer water backing up into nearby homes. When an overrun public sewer pushes category 3 water up through the floor drain, the policy usually pays only up to its back-up limit, so the finished basement, the cleanup and every item carried to the curb need to be documented in full. If the water came from the home's own broken or collapsed line instead, it is a fill-up that started in the house and usually gets the full policy, and a plumber's written cause usually settles which it was.
- Trees through the roof. On June 25, 2023 a tree came down on a house on Donald Court and went all the way into the basement, and in March 2026 a tree fell on a home on Delaware Street near Five Mile and Beech Daly and the house was condemned. When a tree goes that deep, the insurance company may price the roof and the room it hit and leave the framing, walls and foundation in between unopened. A household that cannot go back inside, owner or renter, also has living expenses and belongings to claim, and those need records from the first day.
- Fires and explosions. In August 2017 a basement explosion blew up a house on Woodworth Street near Grand River and Eight Mile, and a neighbor said her own house shook, and in June 2018 fire destroyed the 1926 clubhouse at Western Golf and Country Club. On losses like these the first estimate tends to cover what is plainly ruined, while shock damage next door, or smoke and water spread through an older commercial building, goes undocumented unless someone inspects for it.

No first offer. The claim settled at the $190,000 dwelling limit.
A house fire in Detroit. We were engaged before the insurance company had put any number on the claim, documented the structure inside and out, and it settled at the dwelling limit.
Questions we get here.
Sewage came up through my Redford floor drain. Do I need to tell the township?
Yes, if you think the township's sewer caused it. Redford asks for a written notice of claim, filed with its Water Department within 45 days of finding the back-up, and says missing that notice limits your rights. That claim is separate from your own insurance claim, which should be reported promptly too. Photograph the water line, keep samples of ruined materials and get the plumber's cause in writing.
A tree fell on my Redford house and we cannot move back in. What is covered besides the repair?
Often more than people expect. Many homeowners policies pay added living expenses while the house is unlivable, and the belongings inside are a claim of their own. After a tree hit a home near Five Mile and Beech Daly in March 2026, the family could not get their things out of the condemned house. Keep every receipt from the first night, and if you rent, check your renters policy too.
How soon can an adjuster get to Redford?
Redford is about 9 miles from our Ferndale office, close enough that the drive is never what holds things up. Call the number on this page and someone will tell you what to photograph and keep before cleanup starts, and when an adjuster can meet you at the house to walk through the damage.
