Public adjusters in Wyandotte, Michigan.
Nearly eight in ten Wyandotte homes were built before 1960, and three in ten before 1940, in a city chartered in 1867 where Biddle Avenue still has homes like the 1896 Ford-MacNichol Home. Plaster, original woodwork and older framing cost more to repair than a standard estimate allows, and that gap is where claims here come up short.
AdjustFair works only for the policyholder, from our Ferndale office, about 17 miles north of Wyandotte. We read the policy, document the full loss, price the repair the way a contractor would have to build it, and put that number in front of the insurance company with the proof behind it.
Where claims here get underpaid.
Most serious Wyandotte claims fall into three groups, and each one has a familiar way of being underpaid.
- Fire and smoke in pre-1940 houses. In March 2024 a garage fire on 10th Street brought the garage down and reached the back of the house, and the family could not stay there during repairs. In a house this old, smoke works through framing cavities, plaster and old ductwork, so cleaning and replacement reach rooms the fire never touched. The shortfall is usually in what the estimate leaves out, not in its prices.
- Downtown's shared-wall buildings. When the Lions, Tigers and Beers bar on Biddle Avenue burned in June 2012, firewalls held the fire to one building, but neighboring shops lost stock to smoke and water and had about two feet of firefighting water pumped out of their basements. On an attached commercial block, the business next door often has a real smoke and water claim without a flame ever reaching it, and it gets written as a cleaning job if no one tests and documents it.
- Burst pipes and overflows. An upstairs tub, toilet or sink that overflows, or a supply line that splits in a cold snap, can soak plaster ceilings on two floors, and plaster gets priced as drywall. In a city where the median house dates to 1951, water that rises through a basement floor drain because the home's own aging line collapsed or broke is a fill-up that began in the house and usually gets the full policy, even when the insurance company labels it a back-up with a lower limit; a short plumber's report on where the water started usually decides it.

A first offer of $1,872 on a fire that settled at $163,282.
An electrical fire that started in the stairway wiring. We scanned the property room by room and brought the mitigation and vendor costs into the claim.
Questions we get here.
Will the estimate on my older Wyandotte home account for plaster and original trim?
Not always. Estimates written from a laptop tend to default to drywall, stock casing and hollow doors, which is not what a 1920s or 1940s Wyandotte house has. We measure and photograph the plaster, trim profiles, doors and floors that were actually there, then price the repair in like kind and quality, so the claim reflects the house you had.
My Wyandotte business shares a wall with a building that burned. Do I have a claim?
Very possibly, under your own property policy. Smoke moves through shared walls, ceilings and ventilation, and the water used to fight a fire next door can end up in your basement. Inventory the stock, have the space tested for smoke before anything is cleaned or thrown out, and keep the fire department's report number.
