Public adjusters in Grosse Ile, Michigan.
Grosse Ile, twelve islands in the Detroit River, saw summer homes go up along its shoreline more than a century ago, and its median home is now worth about $356,000. Every repair crosses a bridge, and in June 2026 a Swan Island bridge weight limit kept delivery trucks and some contractors' pickups from about 50 homes.
AdjustFair works only for the policyholder, from our Ferndale office, about 23 miles north of Grosse Ile. We read the policy, document the full loss, price the repair the way a contractor would have to build it, and put that number in front of the insurance company with the proof behind it.
Where claims here get underpaid.
Three kinds of loss weigh heaviest on Grosse Ile homes, and in each one the size and setting of the house decide what gets paid.
- Fire and smoke in large and historic homes. Grosse Ile's median owner-occupied home is worth about $356,000, and the island keeps six houses from the 1840s to the 1860s in the East River Road historic district and about a dozen 1920s homes in Jewell Colony. Smoke moves through older framing and ductwork into rooms the fire never reached, and custom millwork, original floors and a large household of belongings get undercounted when no one documents what was really there.
- Burst pipes and overflows across several floors. About one Grosse Ile home in three was built before 1960, and roughly one in eight before 1940, so many supply lines, drains and water heaters have been in place for decades. In a big house a split line, a failed water heater or an upstairs tub that overflows can soak two floors and a finished lower level before anyone finds it, and the insurance company may call it long-term leakage instead of a sudden break. The plumber's written cause and the first week's drying logs, photos and moisture readings usually decide the claim, and a break in the home's own sewer line is water from inside the house that usually gets the full policy, not the lower limit on a back-up.
- Vehicles into the structure. In September 2022 a gravel truck left Meridian Road, passed between the front-yard trees, struck parked cars and crashed into a home's garage. On an impact loss the estimate tends to stop at the broken wall, while the framing, wiring and doors the impact moved are left unchecked. A structural look before repairs start is what keeps the rest of the house in the claim.

No first offer. The claim settled at the $190,000 dwelling limit.
A house fire in Detroit. We were engaged before the insurance company had put any number on the claim, documented the structure inside and out, and it settled at the dwelling limit.
Questions we get here.
Does it cost more to repair a house on Grosse Ile?
It can. The county's Parkway bridge has been closed for repairs repeatedly since 2019, and in June 2026 the Swan Island bridge was limited to 3 tons, which kept commercial trucks and some contractors' pickups off. When access changes how the work has to be done, that cost is part of the repair, and the estimate should say so, with the contractor's reasons in writing.
My Grosse Ile house is historic. Will the claim pay to put back what was there?
That depends on the policy, which usually speaks of materials of like kind and quality. Estimates tend to fall short when plaster, original millwork, old windows and hardwood floors get written as stock replacements. On a house in the East River Road district or Jewell Colony, we document what the house actually has, room by room, and price the repair on that basis.
