Public adjusters in Bay City, Michigan.
Nearly half of Bay City's homes were built before 1940, and the Center Avenue historic district alone holds 936 buildings, most dating from the 1870s on. Plaster walls, original woodwork and old framing cost far more to put back than a standard estimate allows, and that gap decides what a claim here is worth.
AdjustFair works only for the policyholder, from our Greater Flint office on Flushing Road, about 40 miles south down I-75. We read the policy, document the full loss, price the repair the way a contractor would have to build it, and put that number in front of the insurance company with the proof behind it.
Where claims here get underpaid.
Three kinds of loss show up most on Bay City claims, and each has a familiar way of being underpaid.
- Fire that spreads between houses. On December 21, 2024 strong winds pushed flames from a burning two-and-a-half-story house on North Madison Avenue onto the home beside it, and the fire went to a third alarm. The house that caught second is often paid for the siding and windows that faced the fire, while heat and smoke have reached the attic, the wall cavities and everything soft inside.
- Fire in older commercial buildings. In April 2023 a kitchen fire at Mode's Tavern on North Linn Street, in a building its owner dates to the late 1800s, damaged the tavern, a barbershop and three apartments upstairs. In a mixed-use building that old, the structure and every tenant space have to be scoped, and estimates often price the visible burn and miss the smoke and firefighting water that moved through the floors.
- Frozen pipes and overflows in old houses. The city's own cold-weather guidance notes frost reaching 24 to 30 inches deep in places and says pipes along outside walls and where the service enters the foundation freeze first. A split line, or an upstairs tub, toilet or sink that runs over, can soak plaster on two floors. When water comes up a basement floor drain because the home's own drain line broke or collapsed, that is a fill-up that started in the house and usually gets the full policy, not the lower sublimit on a back-up from an overrun city system, and a short plumber's report usually decides which it was.

An offer of $84,559, and the appraisal that nearly doubled it.

Questions we get here.
My Center Avenue house has original plaster and woodwork. Will the estimate account for that?
It should, and it is where Bay City claims most often come up short. Plaster gets written as drywall, original trim as stock molding, and a period bathroom in a handful of lines. We document what is actually in the house, piece by piece, and price the repair a restoration contractor would have to do.
I own an older mixed-use building in Bay City. What does a fire claim need to cover?
More than the unit where it started. Smoke and the water used to fight the fire move through floors and shared walls, so every tenant space, the stairways and the structure need to be inspected and documented. Your policy, your tenants' policies and the lease terms all matter, so have them read before you sign a proof of loss.
