Public adjusters in Clio, Michigan.
The median home in Vienna Township is worth about $199,000, and more than one in six homes in the City of Clio date from before 1940. A 1916 fire destroyed an entire downtown block, and older houses and higher township values both raise what a fire, fallen tree or burst pipe costs to repair.
AdjustFair works only for the policyholder, from our office on Flushing Road, about 11 miles south of downtown Clio. We read the policy, document the full loss, price the repair the way a contractor would have to build it, and put that number in front of the insurance company with the proof behind it.
Where claims here get underpaid.
Three kinds of loss do the most damage to property in Clio and Vienna Township, and each one has its own way of being underpaid.
- Fire in homes and commercial buildings. On June 10, 2026 about 50 firefighters from Clio and nine neighboring departments fought a warehouse fire at Pine Run Plaza on North Saginaw Road, switching to defense to protect the buildings around it. Smoke and heat damage to the building next door and to stock and contents is easy to miss on the first walk through, and it is often where a fire claim comes in short.
- Trees through the roof. A September 12, 2021 storm uprooted trees at the Tradewinds Mobile Home Park on North Saginaw Road, dropping one onto a home, and knocked out power in Vienna Township. The insurance company often pays for the roof and the hole and will not open ceilings or walls, where cracked rafters, shifted framing and damaged wiring are found.
- Frozen pipes after an outage. The February 27, 2023 ice storm cut power in Clio and brought down trees and lines across northern Genesee County. When the heat goes off in a cold snap, one split supply line can soak a finished basement before anyone sees it. An upstairs tub, toilet or sink that overflows and runs through the ceiling below is the same kind of sudden water from inside the house, and either claim is largely decided in the first week by the drying logs, moisture readings and photos.

An offer of $84,559, and the appraisal that nearly doubled it.

Questions we get here.
Does my policy cover a tree that falls on my Clio home?
Usually, when it damages a covered structure such as the house or a garage. Removing the tree itself is often capped at a small separate limit. The bigger issue is hidden damage to rafters, framing and wiring under the point of impact, so have the roof and ceilings opened and checked before you accept an estimate written from the outside.
A fire at the business next door left smoke in my Clio building. Is that a claim?
It can be. Smoke, soot and heat damage from a neighboring fire are usually a claim on your own policy, even when nothing on your property burned. Odor in insulation, ductwork and stock often shows up later, so document it early, keep any cleaning or air quality reports, and do not let the first cleaning estimate stand as the final number.
