Public adjusters in Saginaw, Michigan.
Seven in ten City of Saginaw homes were built before 1960, including some 320 houses in the Central City historic district, most from the 1870s to the 1890s. Rebuilding plaster, original trim and old framing costs the same whatever the house would sell for, and a claim here should be priced that way.
AdjustFair works only for the policyholder, from our Greater Flint office on Flushing Road, about 30 miles south down I-75. We read the policy, document the full loss, price the repair the way a contractor would have to build it, and put that number in front of the insurance company with the proof behind it.
Where claims here get underpaid.
Across the City of Saginaw and Saginaw Township, three kinds of loss do the most damage, and each has its own way of coming in short.
- Fire that starts next door. The 2020 census counted 12.7% of Saginaw's housing units vacant, and on May 31, 2023 a fire at an old commercial building at Hess and Maplewood avenues spread to three homes. When fire jumps from the building next door, the estimate on your house often covers the scorched siding and broken glass and stops there, while heat and smoke have worked into the attic, the wall cavities and the ductwork.
- Fire and smoke in older houses, city and township. In June 2025 a detached garage fire on Stoker Drive in Saginaw Township spread into the house, leaving extensive damage and heat damage on the home next door. In the city's 19th century houses, plaster and lath and older framing let smoke travel well past the room that burned, and an estimate written in drywall and stock trim leaves out the line items that make up the real cost.
- Frozen pipes and overflows. February 2015 was on pace to be one of the five coldest months on record at Saginaw, with nine days below zero by the 25th, and one split line in an outside wall, or an upstairs tub, toilet or sink that runs over, can bring down plaster ceilings on two floors. In a house this old, water that comes up a basement floor drain because the home's own drain line collapsed or broke is a fill-up, meaning it started in the house and usually gets the full policy, while a true back-up from an overrun city system carries a lower sublimit, and a short plumber's report usually settles which one it was. Either way, the drying logs, moisture readings and photos from the first week decide most of the claim.

An offer of $84,559, and the appraisal that nearly doubled it.
A house fire in an older Mid-Michigan home. Documented with DocuSketch and resolved at appraisal, with interest for the time the claim took.
Questions we get here.
Do you handle claims in Saginaw Township as well as the city?
Yes. Saginaw Township homes carry a median value of $182,000, about three times the city's $60,000, and they are often larger, newer and fuller. On those claims the gap is usually in the contents list and in builder-grade materials written in place of what was actually installed. We inventory room by room and price the finishes that were really there.
My Saginaw house would sell for less than the repair costs. Will the insurance company still pay to fix it?
It depends on the policy. On a replacement cost policy the repair is usually priced on what it takes to rebuild, not on what the house would sell for, though the insurance company may hold back depreciation until the work is done. An actual cash value policy works differently. Have the declarations page and the loss settlement wording read before you accept a number.
