Public adjusters in Grand Blanc, Michigan.
On February 28, 2024 an EF2 tornado, the strongest on record in Grand Blanc, dropped large trees onto homes in Indian Hill. In Grand Blanc Township, which surrounds the city, the median owner-occupied home is worth $251,800, so what is hidden in the framing and finishes decides much of what a claim here is worth.
AdjustFair works only for the policyholder, from our office on Flushing Road, about 9 miles northwest of Grand Blanc. We read the policy, document the full loss, price the repair the way a contractor would have to build it, and put that number in front of the insurance company with the proof behind it.
Where claims here get underpaid.
Claims in the City of Grand Blanc and Grand Blanc Township tend to fall into three groups, and each one comes in short in its own way.
- Trees through the roof. In the 2024 tornado, uprooted trees fell onto homes from Old Bridge Road to Stonybrook Drive and pulled gas lines out of the ground. On an impact claim the insurance company often prices the shingles and the stained ceiling and will not open the walls, where cracked rafters, torn sheathing and wet insulation sit. Those hidden line items are where these claims come in short.
- Fire in apartment buildings. On November 22, 2022 flames at the Fairways of Woodfield complex in Grand Blanc Township reached the attic of an apartment building and damaged 16 units. When an attic runs over every unit, one fire touches the whole roof structure and the apartments beneath it. The owner's claim has to carry all of that, plus, where the policy includes it, the rent lost while units are rebuilt.
- Fire in a larger home. In April 2023 a fire on Continental Road in Grand Blanc Township left a home in rubble, and when a house is gone the contents list has to be rebuilt from memory. On bigger homes that list is often undercounted, and the rebuild gets priced in builder-grade materials instead of what was actually there.

Questions we get here.
A pipe burst or a tub overflowed upstairs in my Grand Blanc home and soaked the rooms below. What should the claim include?
Sudden water from a burst pipe, or from an upstairs tub, toilet or sink that overflowed, is usually covered, depending on the policy, and the claim should reach every room the water did, not only the ceiling under the break. Water runs along joists into walls, cabinets and flooring. Ask for moisture readings in each room and keep the plumber's written cause, since the insurance company may call the leak gradual.
A tree came through my Grand Blanc roof. Is the damage under it covered?
Direct damage from a falling tree is usually covered, though it depends on the policy. The real question is how far the estimate goes. Many stop at the roof and the ceiling below it, while the impact can crack rafters and trusses and push water into the walls. Have the framing opened and photographed before repairs begin.
