Public adjusters in Westland, Michigan.
On September 5, 2025 a fire behind a lower unit at Woodview Condominiums climbed into the attic, took part of the roof and displaced eight families. Shared attics, and a housing stock more than half built before 1970, both shape what a Westland claim costs.
AdjustFair works only for the policyholder, from our Ferndale office, about 17 miles northeast of Westland. We read the policy, document the full loss, price the repair the way a contractor would have to build it, and put that number in front of the insurance company with the proof behind it.
Where claims here get underpaid.
Three kinds of loss shape most serious Westland claims, and each one has a familiar way of coming in short.
- Fire through shared attics. At Woodview the fire started outside and ran into the attic, and at Westwood Village in 2021, where 36 units were damaged, a fire official said the lack of firewalls let it spread easily from unit to unit. A unit that never burned can still take smoke, soot and water from the firefight, and the split between the association's master policy and the owner's own unit policy decides who pays for which part. Both policies need to be read, and every affected unit documented, before a cleaning bill is accepted as the whole claim.
- Trees through the roof. A storm on June 1, 2022 dropped the biggest tree on one Westland street onto a house, and on August 29, 2022 a 50-foot tree came down across cars and clipped another roof. Impact claims are often paid for shingles, decking and gutters while the insurance company declines to open the ceilings, where cracked rafters and moved framing sit. A tree that seems to have only grazed the house can leave damage well past the point of contact.
- Burst pipes and overflows. More than half of Westland's homes were built before 1970, and original supply lines in exterior walls can split in a hard freeze, while an upstairs tub, toilet or sink that overflows can send water through the ceiling below. If water rose through a basement floor drain because the home's own line collapsed or broke, that is a fill-up that started in the house and usually gets the full policy, not the smaller limit on a back-up from a city system overrun by heavy rain, and a plumber's written cause usually decides it. The drying logs, photos and moisture readings from the first week matter as much as the repair.

A first offer of $1,872 on a fire that settled at $163,282.
An electrical fire that started in the stairway wiring. We scanned the property room by room and brought the mitigation and vendor costs into the claim.
Questions we get here.
A fire next door spread to my Westland house. Whose policy pays?
Usually your own, for your own house, no matter where the fire started. In April 2023 a fire on August Avenue spread through a garage into a home and reached the houses on both sides. A neighboring home can take heat damage to siding, windows and roofing plus smoke inside, and all of it belongs in the estimate, not just the wall that faced the flames.
I own a Westland condo. Does the association's policy cover my unit?
It depends on the master policy, your own unit policy and the association's documents, which draw the line between them. Often the association covers the building and you cover interior finishes, improvements and your belongings, but that varies. After the Woodview fire eight families needed temporary housing, which is another coverage worth checking on your own policy before you need it.
